Choosing the Right Floor for Your Hong Kong Home

Flooring is one of the biggest decisions in any renovation. It affects your budget, your maintenance routine, and how your home holds up against Hong Kong's humidity and temperature swings. Here's a breakdown of the main options we offer, so you can choose with confidence!

Engineered Flooring — Our Standard Recommendation

Engineered flooring is Leehar Home's standard choice, and for good reason. Our standard board (15 x 1210 x 190mm) offers a premium finish while being built to handle Hong Kong's climate far better than solid wood.

Why we recommend it:

  • Refurbishable — it can be sanded and refinished to look brand new, extending its lifespan significantly
  • Climate-stable — its layered construction makes it much less prone to warping from Hong Kong's humidity and temperature changes than solid hardwood
  • Installation — laid over a plywood base and nailed down for a secure, long-lasting finish

Vinyl Tiles — The Budget-Friendly Option

For customers prioritising cost, vinyl tiles are the most affordable flooring option on the market. They're glued directly to the subfloor, making installation straightforward.

Real Wood Flooring

For a natural, authentic finish, real wood flooring is available. It requires regular top oiling or protective treatment to maintain its appearance and protect the surface over time.

A Note on Subfloors: Getting the Foundation Right

Whichever flooring you choose, a level foundation is essential. This can include tile, but it needs to be flat and stable before any new floor goes down.

Important: Plywood should never be used on its own to level an uneven floor. Plywood is not rigid enough to correct dips or unevenness in the slab beneath it — if it's used this way, the new flooring above it can shift or develop problems over time. Any levelling needs to be done with a cement levelling compound first, before plywood or flooring goes on top.

Painting & Wall Finishes

A great paint job isn't just about colour, but it'salso  about the preparation and detailing underneath. Here's how we approach painting and plastering to get a clean, lasting result.

Water-Based & Low-VOC Paint

We use water-based, low-VOC (Volatile Organic Compound) paints, which are better for indoor air quality and are gentler on the environment compared to traditional solvent-based paints. LH deems it as an important consideration for a home you'll be spending most of your time in.

The Wall-to-Ceiling Joint: A Small Detail That Makes a Big Difference

In Hong Kong, it's common for ceilings and walls not to be perfectly straight or square. To create a clean, professional-looking finish despite this, we add a white line along the join between the wall and ceiling, creating the visual effect of a perfectly horizontal line even where the underlying structure isn't perfectly true.

Why We Don't Recommend Partial Painting Without Full Re-Plastering

It can be tempting to save on cost by painting only a section of a wall or room without redoing the plaster underneath. However, LH generally advises against this approach for two reasons:

  1. Risk of future cracking — partial painting over old plaster can lead to visible cracks appearing later, as the new and old surfaces age differently
  2. Unverified prior work — any plastering or wall work carried out before Leehar Home's involvement can't be verified for quality or structural soundness, making it harder to guarantee a lasting result

Mesh Tape: Reinforcement You Don't See, But Benefit From

We use plastering mesh (a glass-cloth mesh tape) as reinforcement during plastering and restoration work. It's applied to:

  • Level and reinforce surfaces during plastering
  • Support waterproofing work
  • Restore cracked plaster

The mesh helps prevent the plaster from cracking or fraying over time, particularly at joints — the areas most prone to movement and stress cracks.

High-End Plaster & Painting: Corner Beads & Straight Angles

For customers wanting the sharpest, most precise finish, we offer a high-end plastering option using corner beads to create perfectly straight angles at wall corners and edges. This adds approximately 12% to the standard cost, reflecting the additional material and labour precision involved — but delivers a noticeably crisper, more polished result.
